4+ Bedroom Homes Cancellation Policy
· 120+ Days Before Check-in: If we are notified by email 120+ days before your scheduled check-in date, you will receive a refund minus the processing fee and optional travel insurance*. Alternatively, you may reschedule for a stay within a year.
· 60-119 Days Before Check-in: If we are notified 60-119 days before your scheduled check-in date, there will not be a refund, but you may reschedule for a stay within a year.
· Less than 59 Days Before Check-in: You will not receive a refund, but you may reschedule to a different stay within a year for a reschedule fee of 5% of the rental rate, cleaning, and processing.
1-3 Bedroom Homes Cancellation Policy

· 30-59 Days Before Check-in: If we are notified 30-59 days before your scheduled check-in date, there will not be a refund, but you may reschedule for a stay within a year.
· Less than 29 Days Before Check-in: You will not receive a refund, but you may reschedule to a different stay within a year for a reschedule fee of 5% of the rental rate, cleaning, and processing.
*City and State laws require that taxes are paid on fees. Thus, the taxes on processing fees will not be refunded as well.
If OWNER’S property is designated as a “pet-friendly” property, GUEST is responsible for the cleaning up and/or removal of all pet excrement. Homes allowing pets are limited to one mature house-trained dog, cats are not permitted. There is an individual weight/size/breed limitation, it is different for each home. It is at the owners' discretion. An additional fee of $95 for a single pet, and $65 for multiple pets is required. Tybee Island is very pet-friendly but, unfortunately PETS ARE NOT ALLOWED ON THE BEACH. We have two great dog parks!
You must be 25 years (or older) to reserve a vacation rental with Oceanfront Cottage Rentals. A valid ID is required at check-in to confirm renter's age.
Oceanfront Cottage Rentals, LLC does not rent properties for the purpose of celebrating an event (Graduation or Prom related, Birthday Parties, Wedding Receptions, etc.) or to individuals whose intention is to allow people on the property in excess of the occupancy limits of the Property for any reason. VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.
Occupancy Limits must not be exceeded for any reason. Violation is a breach of contract and will result in expedited eviction.
Smoking is not permitted inside ANY of our rental properties. If there is evidence that smoking has occurred inside the property you will be charged an additional $150 cleaning and ionization service fee. This policy is STRICTLY ENFORCED and IS NOT covered by the Damage Protection Plan. Smoking is only permitted on the outside balconies/decks.
While our goal is total accuracy, Oceanfront Cottage Rentals, LLC is not responsible for changes made to the property by the owners without our knowledge or for input errors in our brochures or website. Matters of personal taste, style and quality may vary from unit to unit. We make every effort to accurately relay property information via pictures, descriptions, relative pricing and knowledgeable staff; however, property descriptions, contents, and rental rates are subject to change.
We have a full-time maintenance crew that is ready to assist with maintenance issues. We do ask that all non-critical issues be reported during operating office hours. We cannot guarantee the operation of all appliances, our staff makes every effort to keep the equipment and appliances in good working order through preventative maintenance and inspections. It is expected that major systems in and around the premises including, but not limited to, air conditioning, washer, dryer, refrigerator, hot tub, etc., as well as utility services, could potentially break or be disrupted from time to time. We do have an after hours emergency hot line for emergency maintenance issues. An after business hours emergency will only include issues with the Air Conditioning, Heat or issues that could be harmful to our guests. Issues related to TV and Internet are NOT considered a valid after hours "Emergency" at the beach! Agents, authorized employees or repairmen may enter the premises during business hours for purposes connected with repair, care or maintenance of the rental unit. We will do our best to have any malfunction repaired quickly; however, NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR EQUIPMENT OR APPLIANCE FAILURE.
Your unit will be equipped with bed linens, bath and kitchen towels and bath, and kitchen amenities. Our housekeepers will clean the rental unit after you check out. Additional cleaning services during your rental period may be arranged at an additional charge. At the end of your stay, you need to take out all garbage, wash and leave all dishes, utensils, etc. clean and ready for the next renter and return all furniture to its original location to avoid additional housekeeping charges.
